The housing stock in Zachary

Zachary has the most uniformly conventional housing of anywhere we work: about 80% single-family detached and under 4% manufactured. The median build year is around 2003, and roughly a third of it went up between 2010 and 2019. That means a large share of Zachary roofs are still comfortably inside their expected life — which is exactly why we do more repair and maintenance here than replacement.

Storms and water in Zachary

Zachary caught the most rain of anywhere in the metro in August 2016. The gauge on Highway 64 recorded 26.14 inches over three days, including 17.5 inches on the Saturday alone. Being west of the Comite spared the town the catastrophic flooding that hit Central and the eastern parish, but that much water in that little time finds every weakness in a roof and a drainage system. The Comite River Diversion Canal running through this part of the parish is finally under construction, with completion projected for 2028.

The trees here

The loess bluffs run to upland hardwood and mixed pine-hardwood rather than the heavy live oak canopy you get closer to the river. Mixed debris, moderate load — which often means a targeted guard job rather than the whole house.

What we do in Zachary

How a Zachary quote works

I come look at it myself. I measure, check what's behind the gutter, look at your roof, and photograph anything I find. That evening you get a written price by text — good for 30 days, and it doesn't change.

My roof is only twelve years old and has a leak. Do I need a new one?
Almost certainly not. A twelve-year-old roof with a leak is a flashing, boot or nail pop nine times out of ten, and that is a repair, not a replacement. This comes up a lot in Zachary because so much of the housing here is relatively new. Anyone telling you a twelve-year-old roof is finished should be showing you photographs of why.
Do you actually come out to Zachary?
Yes, regularly. It is about forty minutes from Gonzales and there is no trip charge.
We get heavy rain but we did not flood. Do gutters still matter?
They matter more, not less. Zachary took the heaviest rainfall in the metro in 2016 without the river flooding, which means all of that water had to go somewhere from your roof. Undersized gutters and downspouts dumping at the slab are how you get foundation and siding problems in a house that never took an inch of river water.
