What we check

What twenty minutes on your roof actually covers.

Shingle condition

Granule loss, curling, cupping, and tabs that have lost their seal. That last one is invisible from the ground and causes leaks months later.

Flashing

Chimneys, vents, skylights, and roof-to-wall joints. Flashing fails long before shingles do and causes most of the leaks we find.

Valleys

Valleys carry the most water on any roof. In a place with 62 inches of rain a year they wear out first.

Decking

Soft spots underfoot mean the wood has taken on water. That has to be replaced before anything new goes on top.

Gutters and fascia

We're already up there. Overflow staining, soft board, and downspouts that dump at the slab all get noted.

Drone coverage

Steep or complex sections we can't safely walk get photographed from above, so nothing goes unchecked.

What you get

Photos, a summary, and a straight answer.

That evening you get a text with photos of anything we found and a plain-language summary of what it means. If there's work worth doing, there's a written price with it — good for 30 days.

And if the honest answer is that your roof has five good years left, that's what the summary says. We'd rather be the person you call in five years than the person who sold you a roof you didn't need.

If you're filing an insurance claim, the photos and written report are yours to hand your adjuster.

How long does it take?
About twenty minutes for most homes. We are not going to sit at your table afterward.
Do I need to be home?
No. But walk the perimeter with us if you can — it is much easier to show you a lifted shingle than to describe one.
What if you don't find anything?
Then we tell you that and you go on with your day. Plenty of inspections end with us saying the roof has years left. That is a good outcome, not a wasted trip.
Should I get one even if nothing looks wrong?
After any named storm, yes. Wind breaks the seal on shingles without removing them, so the roof looks fine from the ground and leaks in the next ordinary rain. It is also worth it if your roof is 15 years or older, so you can budget rather than get surprised.
