Roof replacement

$6,000 to $50,000, and here's what decides where you land.

That is an honest range, not a dodge. A small single-story roof with one layer coming off and sound decking underneath sits near the bottom. A large, steep, cut-up roof with two layers to tear off and rot to repair sits near the top. Most houses around here land somewhere in the middle.

Size, measured in squares

A roofing square is 100 square feet. Your roof is always bigger than your floor plan because of pitch and overhang — a 2,000 sq ft house does not have 2,000 sq ft of roof.

Pitch and complexity

Steep roofs need more labor and safety setup. Valleys, dormers, chimneys and skylights all add cuts, flashing and time. A simple gable costs less per square than a cut-up roof of the same size.

Third

Layers coming off

One layer of shingles is a normal tear-off. Two layers is roughly double the disposal and labor before a single new shingle goes on.

What's under there

Rotted decking has to be replaced and nobody can see it until the old roof is off. This is the single most common reason a roofing number changes mid-job.

Material

Architectural asphalt shingles are the standard here and the most affordable. Metal costs considerably more up front and lasts considerably longer — worth pricing both if you plan to stay.

Stories and access

Two-story work is slower and takes more setup. So does a roof a truck cannot get near, or one hemmed in by live oaks.

Gutters

Most gutter jobs come in under $2,000.

Not because we cut corners — because most houses do not need every run guarded. Your number depends on how much footage you have and how much of it is actually under trees.

The things that actually change your price.

None of this is mysterious. It's just rarely explained.

Linear feet

Gutters are priced by the foot. More roofline, more gutter. This is the single biggest factor and it's the one most quotes leave off entirely.

Stories

Two-story work is slower and takes more setup. It costs more, and any honest quote reflects that.

Roof pitch

Steep roofs are slower and less safe to work. They also throw more water, which can push you to six-inch gutters.

Condition underneath

Soft fascia or bad decking has to be fixed before anything new goes up. We check at the quote so it isn't a surprise later.

Material and size

Five-inch versus six-inch. Standard aluminum versus heavier gauge or copper. Which guard system. All of it moves the number.

Access

Tight side yards, fences, landscaping and power lines all slow the work down.

It doesn't change. There's no same-day discount, no manager to call, no version of this where the price drops because you decided tonight. If a number can fall thirty percent because you stood up to walk away, it was never the real number.

And if something's found mid-job, you approve it first. Rotted decking under intact shingles is a real thing and we can't see it until the old roof comes off. When it happens, you get a photo and a cost before anyone touches it.

Useful even if you don't call us

How to read any roofing quote you get.

Ask how many squares. If a contractor cannot tell you the roof area he measured, he did not measure it. Two quotes are not comparable until you know they are pricing the same roof.

Ask what happens if there is rot. The honest answer is a per-sheet price agreed up front. A quote that pretends this cannot happen is a quote that will change later.

Ask whether tear-off and disposal are included. On a two-layer roof this is real money and it is the easiest thing to leave out of a low bid.

Ask how long the price is good for. If it drops because you hesitated, it was never the real price. Ours holds for 30 days and does not move.

Ask who is actually on your roof. Plenty of companies sell the job and subcontract the work to whoever is available that week.

How much does a roof replacement cost in Louisiana?
Around here a full replacement generally runs from about $6,000 on a small, simple, single-story roof up to $50,000 or more on a large or complex one. That is a wide spread because roofs are wildly different: square footage, pitch, how many layers are coming off, what the decking looks like underneath, and what material is going back on. Anyone who gives you a firm number over the phone is guessing, and guesses only move one direction once they are on the roof.
How much do gutters cost in Ascension Parish?
Most gutter jobs we do come in under $2,000. Seamless installation starts at $500 and is priced by the linear foot after we measure. Gutter guards depend on how much of your roofline actually needs covering, which for most houses is not all of it.
How much do gutter guards cost?
Less than you have probably been quoted, because we only cover the runs that need it. Most houses do not have tree cover on every side, so guarding the whole roofline is usually paying for protection where nothing is falling. We will walk it with you and tell you which runs actually collect debris.
Why is roof replacement priced by the square?
